Another large apartment complex has been proposed for Rochester’s Kutzky Park neighborhood.

The City Planning and Zoning Commission is scheduled to hold a hearing next month on a proposal to rezone a parcel in the 400 block of 8 ½ Avenue Northwest to accommodate the project by the La Crosse-based Gerrard Corporation.

The proposal calls for a four-story, 90-unit apartment building with below grade parking. The city is being asked to approve several variances, including one for the number of required parking spaces.  If the project is approved by the city, construction work is expected to begin later this year. Cost estimates for the project have not been released.

The agenda for the Planning and Zoning Commission meeting next month also includes a proposal to rezone the Rochester School District’s Gage East property to allow for the development of an apartment building for homeless families and youth. The school district is looking at selling the property to Duluth-based Center City Housing and the company has indicated it has plans for a 3-story, multi-family complex with 55 units.
