Rochester, MN (KROC-AM News) - The real estate investment firm that developed the new apartment complex on the former YMCA site in downtown Rochester is pursuing another major housing development in the city.

The Rochester Planning and Zoning Commission will be asked to approve a zoning change request and comprehensive plan amendment for the project, which is planned along the south side of East Center Street, across the Zumbro River from the Mayo Civic Center. City documents indicate the development involves about 13 parcels of land between 6th Avenue and Mayo Park Drive Southeast that cover just over two acres.

Proposed Complex Could Add Up to 215 Apartments

The real estate investment firm, Enclave, is proposing to redevelop the site into a four- to seven-story, market-rate, high-amenity apartment project. Documentation submitted to the city indicates the project is expected to create between 175 and 215 apartment units with a “look and feel expected to be somewhat similar to the adjacent Riverwalk Apartments.”

Enclave has indicated that the exact site plan, floor plans, renderings, and other specific information about the proposed apartment complex will be provided with a future official site development plan application.

City Staff Recommends Approval of Rezoning Request

The site of the proposed project is currently zoned for low-density residential use, and the developer is requesting the city change it to a high-density residential zone. City staff is recommending approval.
